Marion County · Indiana

Clermont, IN Real Estate

Clermont is a small included town in western Marion County that keeps its own town government even though it legally sits inside Indianapolis, with about 75 homes active at a time and a median list price near $290,000 — roughly $145,000 below neighboring Brownsburg. It suits buyers who want a small-town address on the Hendricks County line at a price that lets them keep a monthly payment in check.

Local perspective

Living in Clermont: what buyers should know

Clermont occupies less than a square mile of western Marion County, bordered on the west by Brownsburg and threaded by Crawfordsville Road (US 136), which is also where the town office sits. When Unigov merged city and county government in 1970, Clermont was folded into Indianapolis — but it legally remains part of the city while keeping its own town government, one of the few included towns left in the metro. An address here can read Indianapolis while the property still belongs to a distinct little community with its own board, its own park and its own voice.

The housing is mostly modest, well-kept single-family homes on smaller lots, and inventory is thin: about 77 homes are active at a time, with a median list price near $290,000 and entry pricing from the $170,000s. For comparison, Brownsburg's active median sits near $435,000. That gap is the whole story here. Buyers who want the west-side commute, the crawl-outs and the neighborly feel, without Hendricks County pricing, end up in Clermont — and because supply is tight, a home that is priced right and photographed well tends to move fast.

Schools

Clermont sits where three corporations meet. Robey Elementary at 8700 W. 30th Street carries a Clermont 46234 address and feeds Chapel Hill 7th & 8th Grade Center and Ben Davis High School in MSD Wayne Township, while homes on the town's north and east edges are assigned to MSD Pike Township instead — Eagle Creek Elementary, Guion Creek Middle School and Pike High School. Newer subdivisions just west of Raceway Road with an Indianapolis address, such as Clermont Lakes, are actually in Hendricks County and zoned to Brownsburg schools. Because the lines run through the middle of the area, I confirm the assigned corporation for the exact address before you write an offer.

Commute to Indianapolis

Downtown Indianapolis is about 10 miles southeast — roughly 20 minutes in normal traffic — via Crawfordsville Road or Hadley Road (SR 267), which ties I-70 and I-465 together within a few minutes of the town line. Brownsburg's retail and dining corridor is four minutes west and Avon is about the same distance south, so Clermont is a real option for buyers who work on the west side, at the airport or in the logistics corridor off I-70.

Lifestyle & amenities

Lucas Oil Raceway at Indianapolis — home of the NHRA U.S. Nationals — sits inside Clermont and sets the town's calendar every August, when the track's traffic becomes the town's traffic. The rest of the year is quiet: small neighborhoods, a township park, and no walkable shopping district, which means daily errands run through Brownsburg or Avon. Buyers who want a porch-and-neighborhood feel with the county minutes away tend to love it; buyers who want a downtown within walking distance usually keep looking.
