Selling successfully here comes down to three things: pricing correctly in week one, preparing only the improvements that pay back, and marketing to qualified buyers with professional photography. Start with a free written valuation of your specific address.

Marketing promises are easy to make. These are the numbers from my own 2026 closings — the timeline you should expect and how accurately we price the first time.
How long it takes my listings to draw an accepted offer once they go live.

The full timeline a seller should plan around, from first showing to keys handed over.
How close final sale prices land to the list price — the clearest test of a pricing strategy.

The process
You get a comparative market analysis with the comps and adjustments shown — not a single number pulled from an algorithm. We agree on a price range grounded in closed sales.
I walk the house with you and prioritize only the work that returns money: paint, lighting, decluttering, landscaping, and the one or two repairs an inspector will flag anyway.
Architectural photography, floor plan, drone where it helps, full MLS syndication to Zillow, Realtor.com and Homes.com, plus targeted local promotion.
We go live to hit the first weekend with maximum exposure. Week one traffic sets your outcome — that is when serious, pre-approved buyers are watching.
I evaluate financing strength, contingency exposure and closing timeline, not just top-line price. The highest offer is not always the one that closes.
Inspection responses, appraisal support with a comp package, title coordination and a clean final walkthrough. You hear from me before you have to ask.
Pricing
The most attention your home will ever get is in its first seven days. Every buyer already watching your price range and town sees it at once. Price it right and that attention becomes showings, and showings become competing offers.
Price it 8% high and something different happens: the qualified buyers filter past it, the listing goes stale, and the eventual reduction arrives after your negotiating leverage is gone. Homes that need a price cut after 30 days consistently close below what an accurate opening price would have delivered.
This is also why I show you the comps and the adjustments. If you can see how the number was built, we can have a real conversation about strategy instead of a debate about opinions.
What is my home worth right now?
Your value is set by closed comparable sales within about a mile in the last three to six months, adjusted for condition, updates, lot and school boundary. Automated estimate tools cannot see your finishes or permits, which is why they are commonly off by 5%–10% here.
Do I need to stage my home?
Full staging is rarely necessary in Hendricks County. Editing what you already own — removing 30% of furniture, clearing counters, upgrading light bulbs and refreshing paint — usually delivers most of the benefit at a fraction of the cost.
