Marion County · Indiana
Eagle Creek, IN Real Estate
Eagle Creek is northwest Indianapolis built around Eagle Creek Park — roughly 5,300 acres of water, forest and trails, one of the largest city parks in the United States — with about 165 active listings across its postal codes and a median near $250,000. It suits buyers who want land, water and a short run to I-65 more than a walkable town square.

Local perspective
Living in Eagle Creek: what buyers should know
Eagle Creek takes its name from the creek and reservoir that cut through the middle of it, and the park is what makes the area different from anywhere else on the west side. Eagle Creek Park runs roughly 5,300 acres of water, forest and trail — one of the largest city parks in the country — and the neighborhoods around it sit in postal codes 46254, 46214 and 46278, bordered by I-65 to the north and about 11 miles from downtown Indianapolis. This is an area of northwest Indianapolis rather than a separate town, so there is no town office or town boundary to buy into.
The housing is a genuine mix: mid-century and 1970s ranches on larger, sometimes wooded lots, newer subdivisions along the 52nd Street and High School Road corridors, and acreage on the edges where the parkland takes over. About 165 homes are active at a time with a median near $250,000, well below Brownsburg's $435,000. The honest trade-off is convenience: outside the park it is largely open ground and farmland, so errands run along 38th Street, Michigan Road or the I-65 corridor rather than a downtown.
Schools
The 46254 core is served by MSD Pike Township — Eagle Creek Elementary at 6905 W. 46th Street, Guion Creek Middle School at 4401 W. 52nd Street, and Pike High School — while homes in the other postal codes can fall to different township corporations. Because the area is not a municipality, nothing about the school assignment is automatic: I verify the corporation for the exact address before you write an offer.
Commute to Indianapolis
I-65 runs along the north edge and I-465 sits to the east, putting downtown Indianapolis about 20–25 minutes south and the northwest-side employment corridors far closer. Brownsburg and Avon are 15–20 minutes west, which is why Eagle Creek works for buyers who want Hendricks County access without paying Hendricks County prices.
Lifestyle & amenities
The park is the amenity: miles of trail for walking, running and cycling, the Eagle Creek Golf Club's two public courses, the Earth Discovery Center and ornithology center for kids, and a zipline course for the ones who would rather hang from a tree. It is a nature-forward address with quiet streets and wider lots than most of the west side. What it does not offer is a walkable downtown or a coffee shop on the corner — daily errands mean a short drive.
