FSBO (For Sale By Owner) vs. Using a Realtor in Indiana: What You Need to Know
Selling FSBO (For Sale By Owner) in Indiana is legal and saves the listing-side commission, but you take on pricing, MLS exposure, the state Seller's Residential Real Estate Disclosure, negotiation, and coordinating title and closing yourself. Most FSBO sellers I meet struggle with pricing and buyer-agent negotiation rather than paperwork.

What Indiana FSBO (For Sale By Owner) sellers must handle
These items do not go away when you sell without a listing agent.
- Indiana Seller's Residential Real Estate Disclosure form, completed accurately
- Lead-based paint disclosure for homes built before 1978
- Pricing analysis using closed comparable sales, not asking prices
- Marketing and showing coordination, including buyer screening for pre-approval
- Negotiating inspection and appraisal responses
- Coordinating title work, survey if needed, and the closing itself
Where FSBO (For Sale By Owner) sales usually go wrong
The two failure points I see most often in Hendricks County are overpricing based on an online estimate, and accepting an offer from a buyer who was never properly pre-approved. Both cost weeks of market time, and a stale listing negotiates from a weaker position.
A middle path
If you want to try FSBO (For Sale By Owner) first, do it with good information. I will send you the same comparative market analysis I would prepare for a listing appointment, free, and you are welcome to use it on your own. If it does not sell, we can talk then.
