Hendricks County Homes for Sale: October 2026 Market Snapshot

As of October 20, 2026, there were about 600 active single-family homes for sale across Avon, Brownsburg, Plainfield, Danville, Pittsboro and Coatesville, with median asking prices between roughly $350,000 (Plainfield) and $417,500 (Pittsboro). Late fall typically brings more choice and less competition for buyers, while mortgage rates near 7% keep monthly payments the main hurdle.

Active homes for sale by town

These counts and medians come from active single-family listings in the MIBOR MLS on October 20, 2026, across every brokerage — not just ours. They are asking prices, not sale prices, and pending homes are excluded.

  • Avon: 170 active homes, median asking price $369,900
  • Brownsburg: 156 active homes, median asking price $369,995
  • Plainfield: 146 active homes, median asking price $350,298
  • Danville: 76 active homes, median asking price $353,285
  • Coatesville: 26 active homes, median asking price $370,500
  • Pittsboro: 22 active homes, median asking price $417,499

The bigger Indianapolis picture

Across the Indianapolis metro, the three-month median sale price reached $325,000 in September, about 2% higher than a year earlier, and mortgage rates are near 7%, up from about 6.25% a year ago (Axios Indianapolis, October 14, 2026). Realtor.com named the week of October 25 one of the best weeks of the year for Indianapolis buyers, with more listings and longer days on market than an average week.

Hendricks County asking prices sit above that metro median, which matches what we see day to day: buyers here are paying for newer homes and the Avon, Brownsburg and Plainfield school districts.

What it means if you are buying

Fall is when you have the most leverage. Ask for closing cost help or a rate buy-down credit instead of only a lower price — with rates near 7%, a credit that lowers your rate can do more for your monthly payment than a few thousand dollars off the price. Run your own numbers with the payment calculator on our Buyers page, then talk to a lender for a real quote.

What it means if you are selling

Buyers in the fall are fewer but more serious. Price accurately from day one — in our own 2026 closings, homes went from listed to pending in an average of 17 days and closed at 97% of list price because they were priced right at the start.
