Hendricks County Market Update: Q3 2026

Hendricks County remains a moderately competitive market: well-prepared homes in the most requested school districts still move quickly, while overpriced or dated listings sit. Buyers have more negotiating room than two years ago, especially above the local median price.

By the numbers

DATA PLACEHOLDER — swap for verified MLS figures each quarter. Report median sale price, closed sales, new listings, months of supply and median days on market for the county and for each of the eight towns covered on this site.

What it means if you are buying

Move fast on move-in-ready homes in Brownsburg, Avon and Plainfield, and negotiate harder on listings that have been active more than three weeks. Ask for closing cost credits rather than price reductions when rates are the binding constraint on your payment.

What it means if you are selling

Pricing correctly in week one still determines your outcome. Homes that need a reduction after 30 days usually close below what an accurate initial price would have produced.
