Plainfield vs. Avon vs. Brownsburg: Comparing Hendricks County Suburbs

Choose Brownsburg for schools and community identity, Avon for convenience and inventory selection, and Plainfield for newer homes and the fastest airport and I-70 access. All three sit within a comparable price range, so commute direction and school preference usually decide it.

The short version

These three towns account for most of the buyer traffic in Hendricks County, and clients often tour all three before deciding.

  • Brownsburg: strongest school reputation, walkable Main Street, I-74 to downtown, modest price premium
  • Avon: most inventory and retail density, US 36 traffic is the tradeoff
  • Plainfield: newest average housing stock, best airport and I-70 access, excellent parks

Commute is usually the tiebreaker

If you work downtown, all three are 20–30 minutes. If you work on the north side or in Zionsville, Brownsburg wins clearly. If you travel by air frequently or work in the airport logistics corridor, Plainfield wins just as clearly.

What your budget buys

Brownsburg generally carries the highest median price of the three, with Avon and Plainfield overlapping closely below it. Because the ranges overlap so much, most buyers can afford any of the three — the real question is what you give up in lot size or age of home in each.
